Overview

  • We offer non-recourse loans for offices, homes, and distribution facilities.
    Non-recourse loans limit repayments to using cash flow (like income from rent or sales) created from real estate and is a funding option that doesn’t depend on the company’s credit (making it non-recourse).
  • Real estate currently held by customers as well as new real estate acquisitions and developments are also eligible.

Business model

Business model for property owned by the customer: (1) The customer (user) puts their real estate into a trust at a trust bank. (2) The customer acquires trust beneficiary rights from the trust bank. (3) Conclude a building lease contract between the customer and the trust bank. (4) The customer invests equity in the SPC. (5) NTT TC Leasing provides the SPC with a non-recourse loan. (6) The customer sells the beneficiary rights to the SPC. (7) The SPC pays the customer for the beneficiary rights. (8) The customer pays the lease fee to the trust bank. (9) The trust bank pays out the beneficiary rights dividends to the SPC. (10) The SPC pays back NTT TC Leasing for the non-recourse loan. (11) The SPC pays out the equity to the customer.
